One turnover, done completely.

Everything between one guest leaving and the next one arriving, worked to a checklist written for your property.

  1. Cleaned top to bottom

Kitchen, bathrooms, floors and surfaces, plus the things guests notice first: the shower drain, the toaster tray, the mirror.

  2. Linen washed, beds remade

Sheets and towels stripped, washed and dried on site, and every bed made up fresh.

  3. Restocked

Toilet paper, soap, tea, coffee and the basics topped up from your supply cupboard, with a heads-up before anything runs out.

  4. Photos when it's done

A short photo report after every clean, so you see the place the way your next guest will.

  5. Anything amiss, noted

Breakages, stains or missing items photographed and flagged, so you can take it up with the guest.

  6. We let ourselves in

Lockbox, key safe or door code. You don't need to be there, or even in town.

How it works

Set up once, then it runs around your bookings.

  1. Tell us about the place

Suburb, bedrooms, bathrooms and how often guests change over. Photos help.

  2. We write your checklist

A free quote, and a checklist for your property: where the linen lives, what gets restocked, how you like the beds.

  3. We clean around your bookings

Send us your check-outs, or share your booking calendar, and we plan each clean around them.

  4. Photos in your messages

The place is ready, the photos are with you, and anything amiss is noted.

Common questions

Do I need to be there?

No. Most hosts use a lockbox, key safe or door code. We sort out access when we write your checklist, and we lock up and check the door when we leave.

Do you wash the linen?

Yes. Sheets and towels are washed and dried on site in your machines, and every bed is made up fresh before we leave.

How do you know when to come?

Send us your check-out dates, or share your booking calendar link, and we plan around it. If a booking changes, message us and we'll adjust the clean to suit.

What if a guest leaves damage?

We clean what can be cleaned, and photograph anything broken, stained or missing so you can follow it up with the guest or the booking platform.

What's in the photo report?

A few photos of each room once it's ready, taken the way a guest walks in. Anything broken, stained or missing gets its own photo and a short note, sent separately so it doesn't get lost.

Can you work around back-to-back bookings?

Yes. Tell us the check-out and check-in times and we plan the clean in the window between them. If the window is tight, we'll say so up front, so you can adjust your check-in time if needed.

I manage several properties. Can you look after all of them?

Yes, ask us. Each property gets its own checklist and its own photo reports filed under its address, and you have one point of contact for all of them.

How much does a turnover cost?

It depends on the size of the place, the linen and how often guests change over. Send a few details for a free quote before any work starts.
