What the job involves

An end-of-lease clean is a deep clean of an empty home, done to a standard someone else is going to check. In Victoria, the agent or rental provider fills in an exit condition report when you leave, and it's compared with the condition report from when you moved in. Cleaning is one of the things they look at.

So we clean to their list, not ours. If your agent has sent a move-out checklist, that's what we work from. If not, your entry condition report is the next best thing, because it shows what the place looked like when you got it. Then we go room by room: kitchen, bathrooms, bedrooms, living areas, laundry, floors, and the details inspections tend to notice, like the oven, rangehood filter, window tracks, skirting boards and the marks around light switches.

We clean thoroughly, but we're honest about what cleaning can and can't do. Wear and tear, damage and stains that have set aren't a cleaning problem, and the inspection itself is between you and your agent.

Step by step

  1. Send us the details

Suburb, bedrooms and bathrooms, your moving-out date, and your agent's checklist or entry condition report if you have them.

  2. Free quote, worked to the checklist

We quote against the checklist, so you can see what's covered. Anything on it that isn't cleaning, we point out up front.

  3. Book it after the removalists

The clean works best in an empty house, so we book it after your furniture has gone and before you hand back the keys.

  4. Room by room, top to bottom

We work through every room against the checklist, from the oven and rangehood to the window tracks and skirting boards.

  5. Photos when it's done

You get photos of each room when we finish, which are worth keeping alongside your own move-out photos.

What's included

  • Kitchen cleaned throughout, including inside the oven, the rangehood and its filter, cupboards and drawers inside and out
  • Bathrooms and laundry cleaned top to bottom, including grout, screens, taps and the toilet
  • Skirting boards, door frames, doors and light switches wiped down
  • Window and sliding door tracks cleaned out, and glass you can reach from the floor
  • Built-in wardrobes cleaned inside
  • Floors vacuumed, and hard floors mopped
  • Marks on walls spot-cleaned where the paint allows
  • Photos of each room when we finish

Not part of this clean

  • Repairs, patching or repainting
  • Rubbish, furniture or belongings left behind
  • Gardens, lawns and outdoor areas
  • Anything on the checklist that isn't cleaning (we'll point it out when we quote)

Worth knowing

  • We can't promise how the final inspection will go. It's between you and your agent, and we clean to their checklist.
  • Homes built before 1990 may contain asbestos. We don't scrub, sand or drill wall sheeting, eaves or old vinyl, and we leave old flaking paint alone rather than scraping it.
  • We don't fix damage or repaint. If something needs a tradesperson, we'll tell you so you can sort it before the inspection.

How pricing works

End-of-lease cleans are quoted, free, before any work starts. The price depends on the size of the home, how much build-up there is, and what's on your agent's checklist. The oven, rangehood and inside cupboards are usually on it and take real time, so they're part of the quote rather than surprises. An empty house is quicker to clean properly than a full one, which is why we book it after the removalists. If you're moving into another place in our area, we can quote that clean at the same time.

Your checklist is the brief

Agents' move-out checklists vary, but most name the same things: the oven and stovetop, the rangehood and its filter, inside cupboards and wardrobes, window tracks, skirting boards, light switches, the shower screen and grout, and the floors. We quote against the list you send, so you can see what's covered before you agree to anything.

If you don't have a checklist, your entry condition report is the next best thing. It records the state of each room when you moved in, and that's what the exit report gets compared with.

Older homes and old materials

Plenty of rentals around Bendigo and Castlemaine are older houses. The Victorian Government's Better Health Channel says homes built before 1990 may contain asbestos, in materials like fibre-cement wall sheeting, eave linings and some vinyl floor tiles, and that you can't tell by looking. Cleaning a surface is fine. Scrubbing hard, sanding or drilling it isn't, so we don't. Old paint gets the same care: we spot-clean marks where the paint allows, and leave anything flaking alone.

Keep your own photos too

Take your own photos as you move out, room by room, as well as the ones we send. If there's ever a question about the condition of the place, dated photos are the most useful thing you can have.

Common questions

Will an end-of-lease clean get my bond back?

Nobody can promise that, and we won't. We clean thoroughly to your agent's checklist, but the inspection and the bond are between you and your agent. Send us their checklist or the entry condition report so we clean to it.

What should I send you?

Your agent's move-out checklist if they've given you one, and your entry condition report. Photos of the place as it is now help us quote properly.

When should the clean happen?

After your furniture has gone and before you hand back the keys. Leave a little room before the inspection, so anything you'd like touched up can be.

Do I need to be there?

No. Most renters leave a key in a lockbox, or arrange access with their agent. We lock up when we're done and send you photos of each room.

What if the agent says something was missed?

Tell us what they found, with the agent's notes. If it's something on the checklist we cleaned to and it's a cleaning issue, we'll come back and look at it.

How much does an end-of-lease clean cost?

It depends on the size of the home and what's on the checklist. Send a few details for a free quote before any work starts.
